American Broom Factory

This historic 1921 structure was originally a broom factory, then an electric motor works, before being repurposed as an office in the 1980s. The property had been vacant for nearly five years when we acquired it in July 2011. This former factory is a 7,200 square foot office building. The project included reorganization of space, material re use, structural seismic retrofit. Upon completion the use of this space initiated the first Coworking space in Oakland and the beginning of The Port Workspaces. The remodel cost $35.00 per sq. ft to current codes standards including T-24. Carilli Design brought design forward process of thinking outside the design of current Architectural firms and Owner builder abilities to save this project at least 50% of the cost to any other developer.
